Terms and Conditions

House Rules are provided at the Properties to ensure that Guests and Visitors know and comply with the specific Rules governing their permission to enter and occupy the Properties.

4.1 General requirements

a) Guest and Visitors must comply with all House Rules, By-Laws and instructions from the Manager’s Paul and Linda Madden or appointed persons in their absence during their stay; and

b) Guests must notify the Manager of any disputes or complaints from neighbors as soon as is practicable.

4.2 Noise and Residential amenity

a) Guests and Visitors must not create noise which is offensive to occupiers of neighboring properties especially between 10pm – 8am and during arrival and departure at any time throughout the occupancy;

b) Offensive noise is prohibited and may result in termination of permission to occupy the Property, eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and

c) Guests and Visitors must not engage in anti-social behavior and must minimize their impact upon the residential amenity of neighbors and local community.

4.3 Visitors

a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and

b) Guests are responsible for ensuring that Visitors comply with these House Rules.

4.4 Gatherings or functions

a) The Properties are not a “party house” and any such activities are strictly prohibited; and

b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.

4.5 Parking

a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbors and other vehicles; and

b) Parking arrangements at the Property are as follows:

PierPoint 401 – parking in the designated space marked 401 Coppards Rest – away from the access gate to the rear house

4.6 Garbage and recycling

Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice as:

PierPoint 401 – in the garbage shute or in the bins on the ground floor via door underneath stairway

Coppards Rest – the colored bins inside the backyard gate and excess rubbish must not be left in public or common areas.

4.7 Security

Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage.

4.8 Smoking

Smoking is not permitted indoors

4.9 Pets

Pets are not permitted indoors at PierPoint 401

4.10 BBQ

The gas bottle is to be turned off when not in use at Coppards Rest.

4.11 Damages and breakages

Damages and breakages must be reported to the Manager.

4.12 On departure arrangements

Arrangements for keys, security, dishwashing, rubbish, etc are:

PierPoint 401 – Keys to be left in lobby letterbox 401 Coppards Rest – leave keys on kitchen table and shut back-door

4.14 Compliance

a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.

b) The Managers reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.

Standard Terms Accommodation:

A deposit is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance of the rental amount must be received in full either prior to arrival by direct deposit, credit card, cheque or upon arrival at the rental property by cash.

The Manager’s will make every effort to ensure the property is available as booked. However the owner reserves the right to make alterations to bookings due to unforeseen circumstances.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only. Damage, breakages, theft and loss are the tenants responsibility during their stay.

Departure – the property should be left in a similar state to its condition on arrival. Check-out time is 10.00am by the latest, to allow time to prepare the property for the next guests. A later check-out time may be arranged with the Manager’s.

Disturbance to our neighbors, including excessive noise, is prohibited and may result in termination of rental.

Linen will be supplied by the Managers.

At Coppards Rest dogs are allowed but must be under the tenant’s control and must not be left alone inside while the tenant is away from the property. A kennel is provided outside. Dogs may be inside on a bed provided by the tenant. Dogs must be house trained. The tenant must pay for any damage caused by their dog. No cats allowed.

Loss – the Manager’s take no responsibility for the tenant’s personal property.

Cancellation of a booking within 7 days of stay shall require the forfeit of the deposit.

Note: Variances can be agreed on but only by arrangement with the Managers in writing.
